Los Angeles County Assessor Jeff Prang along with officials from Regional Planning, Public Works and Southern California Edison have scheduled a resource webinar that will focus on a type of new construction that’s capturing the attention of regional homeowners. It’s called the Accessory Dwelling Unit or ADU.The zoom webinar is scheduled at noon, March 23, and will feature Assessor Prang as well as officials from Regional Planning, Public Works and SCE.

The webinar will examine some of the issues property owners need to know when adding an ADU to their property. It’s recommended that attendees submit questions ahead of time regarding this issue that appears to be gaining ground with homeowners.

As a most recent Los Angeles Times article stated, “For whatever reason, thousands of California homeowners are adding accessory dwelling units to their property. These homes can be built for a fraction of the cost of a new housemainly because they’re small and can be installed inside an existing house or garage.” Commonly referred to as a Granny Flat or a Guest House, the ADU is an independent living space that must provide the basic needs for an individual such as sleeping, eating, cooking and even sanitation.

It’s also important to remember that adding an ADU to a property is a reassessable event and therefore will affect the value of the property. Subsequently, that will affect the property tax. Anytime you have new construction, generally speaking, it’s reassessable and will change the value.The March 23 webinar is going to acknowledge the new laws that have been passed over the last several years, making it easier to construct ADUs as well as explain the existing hurdles still in place.
